While building management using BMS has mainly used HVAC equipment automation, over the years, lighting control, access control, intelligence counting, meeting room reservation, interactive signage, and so on have been included. As information technology evolved as processing speed, connectivity, and transfer speeds, it also impressed itself in the BMS area so that building design was highly focused around the connectivity of building equipment and the interaction between them and the occupants of the building.

Since 2012, it has become more and more intentional to turn BMS into a hub that can integrate new equipment and functions to provide the flexibility to upgrade the building, while there is only a closed and dedicated approach to serving a single equipment manufacturer and a single type of communication protocol originally planned for the design of the building.

Now, among other things, the importance of monitoring energy, green building, standards, compliance with legislation, and the many changes in space occupation habits from the Millennial generation have been integrated into the BMS.

The increasing importance of energy efficiency, not least due to regulations, the demand for green buildings and the role of energy, BMS systems increasingly connect with different systems, including Energy Management, and make use of more and more of analyzing data using Artificial Intelligence.

BMS has become the center of integrating connectivity with other systems in the building, including the least obvious.

BMS is the center of the informational integration for air conditioning, lighting, energy, elevators, security, hospitality, maintenance, parking, and more is the intent to integrate BMSs at the smart city level.

Coming from a closed-end proprietary status, followed by slow technology, such as OPC (Open Protocol Connectivity), while moving alongside developments in IT technology as well as developments in building technology, we can now talk about a major transformation in building management at different levels: new technologies, housing market disturbances, changes in customer expectations, new business models.

Factors leading the Building Management System to be the integrated connectivity center for building management

The emergence of IP more than a decade ago and, more recently, the growth of IoT (and cloud, data analysis, and other open platform technology) has had and will continue to have a tremendous impact on developments in building management and BMS.

With the evolution of IoT, artificial and cognitive intelligence, informational analysis, building management aspect continues to evolve, and BMS is increasingly important in the building’s image, beyond the BMS’s traditional field and in connecting it to several other systems, and areas related to the building.

The growing integration of IoT with building automation systems is driving the growth of the BMS based on software.

Taking into account the changing expectations of building owners (the EU Energy Performance and Buildings Directive) and the increasing emphasis on ecology with more attention to certification, LEED, BREEAM, building management specialists are being pushed to this integrated approach, whereby BMS has become the center of integrating connectivity with other systems in all possible areas of the building (such as lighting, energy, elevators, air conditioning, security).

Intelligent technologies and hyper-connectivity: the intelligence distribution and the central role of BMS

To gain a complete view and increase of automation efficiency, making decision autonomously, it’s important to collect information and analyze it using artificial intelligence with BMS as the center and using IoT support.

Concluding, while there is decentralization, as is typical in IoT, at the same time there is a centralization by integrating BMS – the center of connectivity and decision making of intelligent buildings. Given the above, we can say that more than one building-related area is covered by a single building management decision-making center, the next-generation BMS.
